Ejari e-registration portal launched by RERA

The Real Estate Regulatory Agency of Dubai has introduced a new law for the registration of lease contracts. Under this law every lease or rental agreement has to be registered on the newly formed Ejari e-registration portal. There have been many irregularities in the past regarding the registration of the contract, which have lead to various problems in Dubai. One of the major problems was the ability of RERA to enforce the contracts. This law is not only applicable to all the individuals but to companies as well, who are landlords and are interested in renting out their property. To ensure that people register all the lease contracts they make, the agency has also announced that government and the concerned authorities will not look into those claims for real estate which have not been registered through the said Ejari e-registration portal.

An agreement which has been registered by the RERA’s online portal would ensure that the authorities protect the rights of both parties involved in that agreement. The problems earlier faced by the developers as well as the investors or buyers were unknown to the authorities. The authorities were not involved in the process, so they couldn’t do much except ensuring that what had already been agreed upon had to be implemented. Real estate agents see it as a very big move from RERA. They say that once all the agreements, including the ones made in the past are registered through this new Ejari e-registration portal; it would immensely help reduce the trust deficit between the developers and the buyers.

This would also help in eliminating the ill practices that were being followed in the real estate market of Dubai, early on. The authorities looking over the real estate market of Dubai would also be able to have a fair idea of the market. This includes the demand for the real estate as well as supply for the properties. It would help them plan in advance for the future developmental projects, leading to lesser problems in future. The portal (ejari.ae) not only offers registration but later amendment and modification facilities as well.
